Most real estate templates I looked at were finished pages, not finished systems. They held together until I added the seventh property or imagined handing the CMS to someone else.

I spent the last few weeks building the version I wanted to find: 9 pages, 9 CMS collections, 60 connected fields, 3 URL-synced filter surfaces, and no code components. A filtered view survives reload and can be sent as a link. Search indexes every page and CMS entry.

I got one thing wrong that passed my own verification: I bound image alt text through CMS variables. Framer accepted it, read it back unchanged, then published raw var(...) tokens. I replaced 51 image nodes with literal alt text and checked the live DOM, not the canvas.

The result is Marchmont, a $79 Framer template for residential brokerages: https://deckle.mdtlabs.dev/t/marchmont/

The 20-second clip is the published build, not a mockup.

For designers who hand Framer sites to clients, what usually breaks first after handoff: CMS structure, custom code, or something else?

52:T7e4,

About this Template

Marchmont is a nine-page Framer template for a residential brokerage, built around a ruled, one-pixel-line layout and a photography-only colour approach: light theme only, no icon set doing a job photography should do.

It runs on nine connected CMS collections and sixty fields, already filled with sample content. A status filter on the homes index and a subject filter on the journal both write their state to the URL, so a filtered view is a real, shareable link, not a client-side toggle that resets on reload.

What's Included

Home page, Homes index with a working status filter (?status=) and property detail page, Journal index with a subject filter and journal detail page, Studio page, Contact page with an enquiry form, Legal pages, and a custom 404 page
- 9 CMS collections, 60 fields total, pre-populated with sample content, not a blank starting point
- 8 colour styles (light theme only) and 14 text styles across Instrument Serif, Instrument Sans, and IBM Plex Mono
- Native Site Search on all 9 pages, 3 breakpoints (1200 / 810 / below)
- No code components anywhere in the file

Features

Appear Effects · Text Effects · Sticky Scrolling · CMS · Forms · Layout Templates · Slideshows/Tickers · Site Search

Perfect For

Residential brokerages, boutique estate agencies, and property consultants who want an editorial site instead of a generic realtor template. The brand pass for a real estate client is one afternoon of swapping 8 colour styles and 14 text styles, not a rebuild, with no code components to hand off or maintain.

Limitations, stated plainly

Light theme only, no dark mode. Requires a Framer plan with CMS to keep the nine collections live after remix. Preview photography is sourced from Unsplash for demonstration and is not included as a licensed asset; replace it with the client's own photography.

53:T8d1,

Turns out a CMS filter can live in the URL, no code component

Most Framer filter demos just flip visibility with a variant. Fine in a portfolio, but send someone the filtered view and the URL never moved. There's nothing to send.

I wanted the real version: click "Sold", the grid updates, the URL updates, and pasting that URL into a fresh tab gets the same view back. Three pieces, all pointing at the same variable.

1. A page variable with Optional = Yes and a Query Param

Query param set to status, Optional = Yes. That toggle is the whole thing: unset is your "no filter" state. Without it there's no clean default view.

2. The Collection List filters on it

Field Status, Equals, then drop the variable into the value slot instead of typing one. Confusing since the CMS field and the page variable are both called Status. The blue chip is the variable.

3. Each tab sets it, then reads it back

On Click, Set Variable, Status, "Sold". The All tab clears it. The tab's own Variant is computed off that same variable: Equals "Sold", Then Convert, When Yes Active, When No Default.

No "which tab is selected" state anywhere. The URL is the state, so tabs can't drift out of sync.

Two things I got wrong:

Give the list an Empty state (Content, State, Empty). Easy to land on a filter matching nothing once people edit the query string by hand.

Don't make the tabs links. Framer's link field rejects a query string ("No page matches that path"). Tabs must set the variable, not navigate.

Live: /homes shows 6 properties, ?status=Sold shows 2 (tab already lit on load), ?status=Withdrawn shows 0 plus empty state.

Page: https://wondrous-independence-458804.framer.app/homes . Click the tabs, watch the address bar. From a real estate template I'm building, Marchmont.

Haven't cracked: two filters at once (status + price band), each with its own query param. Anyone got that working?

About this Template

Marchmont Lite is the free, three-page starting point for Marchmont, a Framer template built for a residential brokerage that would rather talk about the eight postcodes it knows than the thirty it does not. It carries over the same ruled, one-pixel-line layout, the same type system, and the same photography-only colour approach as the full template, so anyone who remixes it is looking at the real design language, not a watered-down preview.

It exists to let you try the CMS and the design system before committing to the full nine-page version: a home page with a live property register and a working area ticker, one property detail template, and a 404 page, all driven by two connected collections.

What's Included

Home page with hero, a scrolling area ticker, a property register pulled from the CMS, and a valuation enquiry section
One property detail page template, connected to the Listings collection
Two CMS collections (Listings, Areas), pre-populated with sample content
Full colour and text style system carried over from the paid template, 8 colour styles and the complete type scale
Custom 404 page
3 breakpoints (1200 / 810 / below), no code components

Perfect For

Designers and small studios previewing the Marchmont design system before buying the full template. Anyone building a lightweight, editorial-style starter for a boutique estate agency, property consultant, or brokerage landing page. Not intended as a finished multi-page site: the homes index, filtering, journal, studio and contact pages, and the sticky process rail are only in the full $79 version.

This is the free introduction to Marchmont. The full template adds six more pages, wired status and subject filters, a journal, a contact form, and site search. See the full version live at wondrous-independence-458804.framer.app.
